Purchase all of the available businesses in the Little Havana area of Miami. Enter the front business as marked on your map, take out any resistance and intimidate the owner in order to take control. Once you've taken control of the business, it's a good idea to place some of your men there as guards, using the management menu.
Take note of the income generated by the business, then place the maximum number of guards possible. For instance, if the business makes $650 a day, and guards cost $100 a day, assign six guards. You will only make $50 a day from the business, but it will be secure, preventing you from having to constantly protect it from attack.
Repeat this process and take control of 90 percent of the available front businesses in Little Havana and the Marina Warehouse will become available. Taking over the Marina is much like taking over any other business, only there will be many more guards and it's not necessary to intimidate the owner -- just kill him.
Enter the Marina and take out the guards on the ground. Eliminate the sniper on the roof of the warehouse before proceeding inside. Much of the fighting will take place in the courtyard and he will make things very difficult for you if you don't take him out early. Kill the guards and the warehouse manager and a wave of reinforcements will arrive. Protect the trucks filled with merchandise to maximize your cash bonus. Once all the guards are dead, you will own the Marina Warehouse.
